If the expansive private garden wasn’t already enough to stretch your legs, the house is perfectly positioned for those who love to roam. Just a stone’s throw from the doorstep, a network of public footpaths meanders across open countryside, inviting you to step straight into its heart with fields upon fields of arable farmland – peaceful, wide, often blissfully free from livestock.  (Some fields may have livestock depending on the time of year or annual rotation) 

Warm Welcome  
Dogs are just as welcome as humans here. There’s a basket of throws so they can snuggle up on the sofa, and toys, treats, bowls, and poo bags await too. Humans get a warm welcome too, with orange juice, apple juice, a selection of cheeses, crackers, crisps, and fresh milk waiting for you when you arrive.

XL Crate Upon Request
A crate can be provided upon request for dogs that settle well in one, allowing you to pack a little lighter for your stay. 

Garden & Fenceing 
The property boasts a large and sweeping fully fenced garden, perfect for letting dogs run and play. There are two gates leading to the road: a larger, farm-style wooden gate and a smaller metal one. While the garden is secure for most dogs, please note that tiny toy breeds might be able to squeeze through spots where the tall ‘deer fencing’ isn’t covered by a hedge. There is secondary chicken wire fencing on the larger gate.

Stairgates
The property has stairgates at both the top and bottom of the main staircase, making it ideal for families with young children or dog parents who want to keep dogs safely on the ground floor and off the stairs.

Sounds & Traffic
The farmhouse sits opposite a quiet country road, where cars may pass, as may cyclists and, more uncommonly, walkers and potentially dogs. Although infrequent on weekends, passing things may be heard or briefly spotted as they pass by the two garden gates. The road can be busier at peak times ( school runs and work commutes on weekdays.

Dogs
Some of the neighbouring properties behind have a dog; the odd muffled bark may be heard in the distance on occasion. They cannot be seen from or access the property.

The garden room is a true highlight – expansive bi-fold doors fold back to reveal a large, decked terrace and a sweep of open lawn beyond. 

It’s an absolute haven for dogs, especially those who prefer calm and space over the hustle of busier walking routes. Anxious pups can potter along at their own pace without worry, while curious noses will find no shortage of new scents and trails to follow. We highly recommend taking a golden-hour stroll before tea, the area offers a sense of freedom and sunsets that are hard to beat.

Best of all, you’re never far from home. After a good dose of countryside air and adventure, it’s just a gentle walk back to the garden gate – ready for a towel-down, a cosy evening in, and perhaps a well-earned treat or two by the fire.

A thoughtfully placed basket of throws means dogs are just as welcome on the sofas as the rest of the family – they’ll no doubt claim their spot in no time. With a crate upon request, two toys, treats, bowls, and poo bags too!

The kitchen is a striking blend of warmth and practicality - a true centrepiece of the home. Set beneath vaulted ceilings with exposed beams, sage-toned cabinetry wraps around the room, softened by the warmth of terracotta-toned splash-backs and a beautifully tiled flagstone floor.

Well equipped for group stays, the kitchen offers everything the enthusiastic cook might need: two built-in ovens, a generous hob, a full-sized fridge, dishwasher, wine cooler, and even an electric AGA that lends both culinary might and countryside cosiness. Perfect for laid-back breakfasts or evening chats while dinner simmers away.

Flowing directly into the open dining area, the layout encourages easy conversation and a sense of togetherness. The large, solid-wood table seats ten comfortably, making it ideal for shared meals, celebratory dinners, or long breakfasts stretching into the day. Set against neutral walls and soft lighting, with views into the lounge and beyond, it’s a space designed as much for lingering as it is for eating.

The main bedroom is a lovely, airy king-size space with its own generously sized ensuite located on the middle floor – a sanctuary of soft fabrics and muted tones, complete with a luxurious shower area. Another king-size room, no less inviting, sits just down the hall, joined by a charming twin bedroom. The family bathroom is spacious and stylish, with a deep bath for long, indulgent soaks and a walk-in shower that adds a modern edge.

Every bedroom has its own identity – from rich velvet textures and jewel-toned throws to floral cushions and vintage-style dressing tables. The twin rooms are cheerful and bright, perfect for siblings or friends, while the larger rooms carry a more serene elegance. Natural light floods in through wide windows, bouncing off wooden furniture and catching the warm tones of the floors. Soft bedside lamps cast a golden glow in the evenings, creating a homely, restful ambience throughout.

As the day winds down, the garden becomes the perfect place to unwind - on most summer evenings, you'll be treated to breathtaking sunsets that cast a warm golden glow across the countryside. A picture-perfect way to end the day.
